More about chimney rebuilds & repairs

Tuckpointing — what it is and when you need it

Tuckpointing is the process of removing deteriorated mortar joints and replacing them with fresh mortar. Mortar is softer than brick by design — it's meant to be the sacrificial element that absorbs freeze-thaw cycles. When mortar joints open up, water gets in, freezes, and accelerates deterioration of both the mortar and the surrounding brick. Regular tuckpointing every 10–20 years is the most cost-effective way to maintain a masonry chimney.

Chimney crown repair

The crown is the concrete cap at the top of the chimney that seals the top of the masonry and directs water away from the flue. Crowns crack from freeze-thaw cycles and poor original construction. A cracked crown lets water into the chimney interior, which damages the liner, the masonry, and eventually the framing below. We repair minor cracks with elastomeric crown sealant and rebuild severely damaged crowns with fresh concrete.

Spalling brick repair

Spalling occurs when the face of a brick breaks off, usually due to water penetration and freeze-thaw damage. Individual spalling bricks can be tuck-pointed or replaced. Widespread spalling indicates a water infiltration problem that needs to be addressed at the source — often a failed crown, missing flashing, or absent waterproofing — before the brick work can be repaired effectively.

Common Questions

How do I know if my chimney needs tuckpointing?

If you can see mortar joints that are recessed, crumbling, or missing — especially on the exposed exterior of the chimney — it's time for tuckpointing. We'll assess the extent during an inspection and show you the camera footage of any areas of concern.

Can you repair chimney damage caused by water?

Yes. We address water damage at the source — repairing or replacing the crown, fixing flashing, and waterproofing the exterior — and then repair the resulting masonry damage. Treating the symptom without fixing the cause means the same damage returns.

How much does a chimney rebuild cost?

It depends significantly on the extent of the work — a targeted tuckpointing job is very different from a full exterior teardown and rebuild. We provide written, itemized quotes before any work starts so you know the full scope and cost.

Do you do chimney rebuilds above the roofline only?

We handle both above-roofline and full chimney work depending on the scope. If the problem is limited to the exposed portion of the chimney, we work on that section. If the issue extends below the roofline, we assess accordingly.
