Water is the biggest long-term threat to any chimney — here's how we stop it.
Water infiltration is the leading cause of chimney deterioration. It enters through cracked crowns, failed flashing at the roofline, and unsealed masonry — then freezes, expands, and forces apart mortar joints, liner segments, and brick faces. Waterproofing and proper flashing are not cosmetic fixes. They're what prevent a maintenance problem from becoming a structural one.
Schedule ServiceWe apply professional-grade masonry waterproofing products that penetrate the brick and mortar to repel water while remaining vapor-permeable — meaning the chimney can still breathe and release moisture from inside. Consumer-grade sealers trap moisture and cause damage. We use contractor-grade products rated for chimney applications, applied to properly prepared and cleaned masonry surfaces.
Chimney flashing is the metal seal between the chimney and the roof surface. It consists of base flashing that runs up the face of the chimney and step flashing that integrates with the shingles on the sides. Counter-flashing overlaps the base flashing and is set into the mortar joints. When flashing fails — through corrosion, improper installation, or mortar joint deterioration — water runs directly into the structure. We repair or replace flashing using galvanized or lead-coated copper materials appropriate for your roof type.
Water stains on the ceiling or walls near the fireplace. Efflorescence — white mineral deposits — on the exterior masonry. Peeling wallpaper or paint near the fireplace. A musty smell from the firebox. Rust on the damper, firebox, or liner components. If you see any of these, the source needs to be identified and fixed before additional masonry repair can be effective.
Common signs include water stains on ceilings or walls near the chimney, white mineral deposits (efflorescence) on exterior masonry, rust on damper components, musty smells from the firebox, and spalling or crumbling brick faces.
After. Tuckpointing repairs open joints and deteriorated mortar first. Applying waterproofing over damaged mortar seals in the problem. We repair masonry first, then waterproof.
Professional-grade waterproofing products typically last 10 years before reapplication is recommended. The longevity depends on the product quality and the condition and type of masonry. We'll document what was applied so you have a record for future maintenance.
In many cases yes — counter-flashing repairs can often be done by reseating the flashing in mortar joints without disturbing the shingles. Where step flashing or base flashing needs to be replaced, some shingle work is typically required. We'll clarify the scope in your estimate.
